Specialist funds
BMF offers four specialist funds.
The Defensive Capital Fund is a sub-fund of the IFSL Brooks Macdonald OEIC. It is a defensive fund that holds a diverse range of senior debt, loans and preference shares, backed by high quality guarantors and investment funds. It seeks to provide steady defensive returns that are taxed as capital gains.
As well as the IFSL Brooks Macdonald OEIC, we offer investments through three Channel Islands Stock Exchange listed OEICs which are authorised by the Guernsey Financial Services Commission.
The UK Agricultural Land Fund provides a listed, tax-efficient, ungeared and diversified exposure to UK agricultural land through the acquisition of agricultural land and associated buildings for tenancy, with the potential for capital growth.
The Ground Rents Fund provides a listed, tax-efficient, ungeared and diversified exposure to Ground Rents through the acquisition of freeholds and head leases, with the potential for income generation and capital growth.
The Student Accommodation Fund provides a listed, debt geared, tax-efficient and diversified exposure to student accommodation, through the acquisition of properties suitable for student tenancy in the UK, with the potential for income generation and capital growth.

The effects of gearing may mean that there is volatility in the net asset value of holdings of the funds meaning that a relatively small movement, up or down, in the value of the funds’ assets could result in a magnified movement in the same direction of the funds’ net asset values.
Investment into these funds may not be suitable for everybody and potential investors should take their own independent advice.
Only individual investors who are sophisticated investors or investment professionals within the meaning of the Financial Services and Markets Act (Promotion of Collective investment Schemes) Order 2001 are able to register their interest in investing in the UK Agricultural Land, Ground Rents and Student Accommodation funds.
